Maintains client relations and provides outstanding customer service. Reviews and responds to UHC Safety Intelligence (aka PSN) event reports 9%* Estimates job costs. Maintains strict budget oversight when approving material, parts, tools and equipment requests. Manages and reviews service contracts to ensure proper performance. 4%* Coordinates with contractors, project managers, trades specialists, schedules, Infection Control, Public Safety, clinical staff, affected departments, etc. to respond to and resolve emergency repairs. 5%* Represents department and organization at high level and detailed project and operational planning meetings, gathers data, meets with consultants and contractors, and reviews prints and specifications for construction, remodel, and maintenance projects. Assists in interviewing and selecting consultants. Participates in the selection of complex infrastructure and building systems and equipment. 7%* Represents department in place of Director or Associate Administrator as needed when meeting with regulatory agencies (DOH, TJC, CDC, etc.), peer hospital entities, and UW Medicine leadership. 4%* Integral member of committees overseeing safety, emergency management, patient care equipment, regulatory compliance, etc. 4%* Estimates job costs. Maintains strict budget oversight when approving material, parts, tools and equipment requests. Manages and reviews service contracts to ensure proper performance. 4%* Schedules and reviews building system confidence testing to assure regulatory compliance. Reviews ECRI reports regarding equipment recalls and service bulletins, and assigns work accordingly. 3%Supervisory Responsibilities:* Direct managers to ensure timely completion of repairs, maintenance, and testing of all building related systems. 40%* Collaboratively leads teams of various sizes and makeup to respond to critical hospital emergencies, such as water contamination, leaks, mechanical failure, and sewage backups. 5%* Review asset data and research to provide plans for capital investments and operational repairs. 10%* Review key performance indicator metrics and evaluate performance of management team. 15%* Writes departmental policies and procedures, including those needed for operational functions and regulatory compliance. Reviews and responds to incident/accident/quality improvement and utility disruption reports. 5%.* Interviews and hires full and part time employees. Trains employees. Conducts employee evaluations. Counsels and administers disciplinary action when needed. 5%* Gives detailed, vital input to department Director and division Senior Associate concerning activities, structure and direction of work unit.
